Our commercial build-outs services

Plan the electrical work around how your business operates.

01

Tenant improvements

Plan power, lighting, and electrical distribution changes for offices, retail spaces, and warehouse improvements.

02

Equipment & layout changes

Coordinate equipment loads, circuit locations, lighting layouts, and the electrical implications of your proposed floor plan.

03

Occupied-property coordination

Discuss work areas, access, business hours, and planned interruptions with the owner, tenant, and general contractor.

Our scope covers electrical engineering and construction. Lease approvals, architectural design, other trades, and overall business-opening requirements are coordinated with the responsible parties.

What to expect

A practical process.
A clear way forward.

1

Share the space & intended use

Send the address and suite, existing or proposed floor plan, planned equipment, project contacts, and target opening date.

2

Confirm the electrical scope

Review existing information and define what stays, what changes, and whether engineering, utility coordination, or additional site assessment is needed.

3

Coordinate plans & installation

Align the electrical work with the project drawings, applicable permits, other trades, and access to occupied areas.

4

Complete the agreed work

Install and check the electrical scope, coordinate electrical inspections, and address the handover items included in the proposal.

Planning your project

What shapes your
project proposal?

A floor area alone does not define the electrical work. The intended use, equipment, existing systems, and construction conditions shape the proposal.

Layout & equipment
Power and lighting locations, equipment loads, available electrical capacity, and changes from the existing tenant layout.
Construction conditions
Ceiling access, finished surfaces, work in occupied areas, planned interruptions, and coordination with other trades.
Project stage & deliverables
Whether plans are complete, engineering revisions are needed, and which permitting, inspection, and closeout responsibilities are included.
Before we begin

A few useful
answers.

Do you work with general contractors and tenant representatives?

Yes. Identify the owner, tenant, general contractor, and design contacts when you send your project. Clear approval and coordination responsibilities help define the electrical proposal.

Can you review a space before I commit to the build-out?

We can discuss an electrical assessment before you finalize the project scope. Share the intended use, proposed equipment, existing records, and available site access so we can define the review.

What if I already have electrical plans?

Send the latest complete drawing set and its revision date. We can review it for an installation proposal, or discuss a separate engineering scope if revisions or additional design are needed.

Can the business remain open during construction?

That depends on the work areas, electrical interruptions, access, and the activities taking place. Tell us your operating constraints early so the proposed sequence can account for them.

Do you handle lighting and dedicated equipment circuits?

These can be included in the agreed electrical scope. Provide lighting requirements and equipment cut sheets so the design and installation needs can be reviewed together.

Can you guarantee the opening date?

The schedule depends on the complete project, including approvals, equipment availability, other trades, and inspection outcomes. Share your target date so we can discuss the electrical milestones and dependencies before committing to a scope.
